You might be surprised to learn that capturing the right photo at the right time can seriously affect your home sale.
My clients, Molly & Tom, just experienced this firsthand.
For over 40 years they owned their gorgeous, historic bungalow in Madison Heights.
975 S Madison Avenue is where they raised their family and eventually became grandparents.
About 8 months ago they reached out to me and said they were planning to sell the house after the new year, so we started to put a plan together.
After all, selling a home you’ve treasured for decades is a process that needs to be mapped out and handled with great care.
📸 As part of that process, I had my photographer come out and shoot exterior photos of Molly & Tom’s house in September…
…even though we wouldn’t be putting it on the market for at least 4 more months.
You see, in September, all the beautiful plantings and trees surrounding the home were still in full bloom.
Had we waited to take those photos in January, the prospective buyers would not have seen the house at its best.
I listed the home for sale after the new year and, sure enough, it received an incredible amount of interest with 8 strong offers.
We opened escrow after only 17 days and the house just sold for $2.9M, which was $400,000 over asking.
Molly & Tom couldn’t be happier!
To be sure, there are multiple factors that led to this great outcome.
Some factors I had control over, like pricing and marketing.
Other factors were out of my control, like the overall state of the market (which is favorable for sellers right now).
