Pasadena’s real estate market shifted noticeably in 2025.

Read on to see what changed—and what it could mean for your home buying or selling plans in 2026.

Hi, this is Eva Lin with my year-end market update.

Let’s start with housing inventory, where we saw the most significant change.

In 2023 and 2024, the total number of homes for sale in Pasadena never exceeded 150. This year, however, inventory stayed well above that level for most months.

Overall, inventory was up about 32%, with new listings increasing by 24% compared to last year.

Closed sales also rose meaningfully. Through November 2024, 528 homes sold in Pasadena. Over the same period in 2025, there were 619 sales—a 17% year-over-year increase.

Home values, of course, remain top of mind and one way to look at pricing trends is the median sales price.

In 2024, the median price for a 3-bedroom, 3-bath Pasadena home was $1,950,000. In 2025, that figure increased to $2,050,000, representing a 5% year-over-year gain.

Another useful metric is price per square foot. For a typical 3-bedroom, 3-bath home, the average price per square foot was $892 in 2024. This year, it rose to $918—an increase of about 3%.

In summary, 2025 brought more homes to market, higher sales volume, and continued price growth.

Looking ahead to 2026, I expect the market to look quite similar to what we’ve seen this year—and here’s why.

First, homeowners who locked in historically low COVID-era interest rates have shown more willingness to sell as rates have trended downward. If rates remain stable or continue to dip, strong inventory levels are likely to persist.

Second, buyer demand appears much stronger than it was at this time last year, based on the number of mortgage applications being submitted.

While the market is always unpredictable, current trends suggest that 2026 is shaping up to be an active and more balanced year.

Buyers can expect more choices, and sellers can expect more active buyer demand than we saw in 2023 and 2024.
