What’s happening in Pasadena’s real estate market as the summer season gets underway? Hi, it’s Eva Lin and today I’m sharing my market update for July of 2026.
The first thing to know is we’re coming off the biggest sales month of the year so far. In June, 68 single family homes sold in Pasadena. The median sale price for those homes was just under $1.5M. This represents a big drop compared to the previous month when the median price came in over $1.7M. Now, that doesn’t mean home values fell over 10% in just one month. It simply means that more lower-price-point homes have been selling, and this is bringing the median price down. It’s important to remember that home values fall when the number of houses on the market accumulates, and buyer demand is weak.
For the past two months, housing inventory has actually been falling in Pasadena, not rising. If you’re a home seller, this is good news because lower inventory levels protect home values. Overall, 2026 is simply a much slower year for our local market compared to 2025. Year to date, the total number of new listings in Pasadena is down over 15% for single family homes. The total number of houses sold is down over 7%. And the total volume of sales is down over 11%. With both supply and demand on the decline, the market is generally balanced.
If you’re considering a sale or purchase in the coming months, it’s important to note that the demand for the most desirable houses remains high. When an A+ house comes on the market, multiple offers are almost guaranteed assuming a smart pricing and presentation strategy. Houses that have more narrow appeal are generally requiring more time to sell, but they’re still attracting buyers. The most important thing for homesellers is to be proactive. Choosing the right listing price and prepping the home for maximum buyer appeal is key.
For home buyers, the current market offers more opportunities to secure a house without the stress of a bidding war. But remember, if you are pursuing one of those A+ homes, you’ll want an agent who knows how to maximize your odds of offer acceptance.
